Definition
Accessory buildings include any building or structure, which is used in conjunction with the principal building and located on the same lot. The accessory building or structure cannot be used as a principal building. Examples of accessory developments are: detached garages, sheds, barns, quonsets, greenhouses, pools, dugouts, satellite dishes, etc.
When is a permit required?
A Development Permit is required for accessory development when the building is greater than 10 sq. m (107.6 sq. ft.) in area or greater than 2 m (6.6 ft.) in height.
Height is measured from building grade to the highest point of the building. Pitches with greater than 20 degree slope (5/12 pitch) are measured to the mid point between the eaveline and ridge of a sloping roof.
A Building Permit is required for all buildings with a construction value of $5000 or greater (prevailing market value applies). A building permit may be required for structures less than $5000 in value when health, safety, or structural sufficiency is affected. Setbacks, site coverage, height specific to parcel type
The setbacks from property lines, height, site coverage etc. are different depending whether you live in the urban, rural or agricultural areas. For specific information relative to the parcel type:
Urban (Sherwood Park and Hamlets)
Rural (acreages, small holdings)
Agriculture (large holdings, agricultural properties)
Did you know?
- An accessory building cannot be constructed without a dwelling on site.
- An accessory building should be incidental and complimentary to the dwelling.
- Minimum setback is 1 m (3.3 ft.) from all high pressure pipeline right of ways.
- Accessory developments located within 800 m (2624.7 ft.) of a primary or secondary highway, require the consent of Alberta Transportation.
- Accessory developments (including eaves) cannot be located on or over an easement or right-of-way.
