Basement suites
What do you need to submit?
- A completed development permit application
- A completed building permit application
- Current copy of Certificate of Title (can be obtained through Planning and Development Services)
- Two copies of scaled site plan (real property report or survey) which includes:
- Legal land description and municipal address
- Property lines and building setbacks from property lines
- Dimensions of proposed building
- Adjacent streets, rights-of-way, easements, if any
- Access to the site (including dimensions of width)
- Location of on-site parking stalls with dimensions (two for existing house and one for proposed suite)
- North arrow
- Two complete sets of building plans (must be to scale) which include:
- Floor plan
- All rooms labelled (eg. kitchen, bath) with dimensions
- Bedroom window sizes (openable area)
- Enclosed furnace room (showing heating source for main house and suite)
- Location of smoke and carbon monoxide detectors
- Boundaries of the suite and all common areas
- Exit/entrance locations
- Cross section showing drywall type in common areas
- If adding or enlarging windows, elevation drawing (building face) may be required showing window and door dimensions and height and length of building
- Floor plan
- Photographs of all four sides of existing dwelling within which the secondary suite is proposed
- Fees (see current fee schedules)
Depending on your project, additional safety codes permits may be required such as electrical, plumbing, gas and private sewage disposal. These applications can be printed from the website however, the professional (master electrician, journeyman plumber/gas fitter) must apply. It is the responsibility of the homeowner to ensure the work conducted has the necessary permits and inspections.
