Garage suites

For secondary suites proposed in an accessory building (eg. bonus room over garage) submit the following:

  • A completed development permit application
  • A completed building permit application
  • Current copy of Certificate of Title (can be obtained through Planning and Development Services)
  • Two copies of scaled site plan (real property report or survey) which includes:
    • Legal land description and municipal address
    • Property lines and building setbacks from property lines
    • Dimensions of proposed building
    • Adjacent streets, rights-of-way, easements, if any
    • Proposed access(es) to the site (including dimensions of width)
    • Parking stalls with dimensions showing on-site parking (on private property)
      (two for existing single dwelling and one for proposed secondary suite)
    • North arrow
  • Two complete sets of scaled building plans which include:
    • Elevation drawings of each elevation (building face) of the building showing the size and position of each window and door opening for both the proposed and the existing building (if applicable)
    • Floor plans of each level (label rooms, dimensions, location of smoke alarms etc.)
    • Cross section through the building (including foundation) with descriptions of all structural components that appear in the cross section
    • Foundation plan (some foundations are required to be designed by a professional engineer, see building checklist)
    • Roof/floor layouts (if pre-engineered system must be done by supplier)
  • Photograph of exterior of existing single family residence (for design, style, color)
  • Fees (see current fee schedules)

Depending on your project, additional safety codes permits may be required such as electrical, plumbing, gas and private sewage disposal. These applications can be printed from the website however, the professional (master electrician, journeyman plumber/gas fitter) must apply. It is the responsibility of the homeowner to ensure the work conducted has the necessary permits and inspections.
