Suites in Sherwood Park and Hamlets
Outlined below is a quick reference to the zoning regulations for secondary suites in Sherwood Park neighborhoods (including Estates lots) and Hamlet neighborhoods.
R1A - Single Detached Residential A
RH - Hamlet
Suite within or attached to the house (basement or addition)
- Maximum height 10 m (32.8 ft.)
- Maximum size 80 sq. m (861 sq. ft.) and cannot be more than 40% of the gross floor area of the main house, whichever is less
- Side yard setbacks 1.5 m (4.9 ft.), except it is 4.0 m (13.1 ft.) from a side road or street
- Front yard setback 6 m (19.7 ft.)
- Rear yard setback 7.5 m (24.6 ft.) unless on a corner lot where can be 5.5 m (18 ft.)
Suite within an accessory building (garage not attached to the house)
- Maximum height 4.5 m (14.8 ft.)
- Maximum size 80 sq. m (861 sq. ft.) and cannot be more than 40% of the gross floor area of the main house, whichever is less. Keeping in mind the maximum size for a single accessory building is 67 sq. m (721 sq. ft.)
- Rear and side yard setbacks 1 m (3.3 ft.) however, no windows would be permitted where the setback is 1 m (3.3 ft.)
- Front yard setback 18 m (59 ft.)
Three on-site parking stalls required (two for main house and one for suite).
R1B - Single Detached Residential B
Suite within or attached to the house (basement or addition)
- Maximum height 10 m (32.8 ft.)
- Maximum size 80 sq. m (862 sq. ft.) and cannot be more than 40% of the gross floor area of the main house, whichever is less
- Side yard setbacks 1.2 m (3.9 ft.), except is is 4.0 m (13.1 ft.) from a side road or street
- Front yard setback 6 m (19.7 ft.)
- Rear yard setback 7.5 m (24.6 ft.) unless on a corner lot where it can be 5.5 m (18 ft.)
Suite withinin accessory building (garage not attached to house)
- Maximum height is 4.5 m (14.8 ft.)
- Maximum size 80 sq. m (861 sq. ft.) and cannot be more than 40% of the gross floor area of the main house. In addition, maximum size for a single accessory building is 67 sq. m (721 sq. ft.)
- Rear and side yard setbacks are 1 m (3.3 ft.) however, no windows would be permitted where the setback is 1 m (3.3 ft.)
- Front yard setback 18 m (59 ft.)

RE - Estate Residential
(Estates of Sherwood Park, Fountain Creek Estates and Balmoral Heights)
Suite within or attached to the house (basement or addition)
- Maximum height 10 m (32.8 ft.)
- Maximum size 80 sq. m (861 sq. ft.) and cannot be more than 40% of the gross floor area of the main house
- Side yard setbacks 4.0 m (13.1 ft.), except it is 7.0 m (23 ft.) from a side road or street
- Front yard setback is 7.0 m (23 ft.)
- Rear yard setback is 10 m (32.8 ft.)
Suite within accessory building
- Maximum height 4.5 m (14.8 ft.)
- Maximum size 80 sq. m (862 sq. ft.) and cannot be more than 40% of the gross floor area of the main house. In addition, the maximum size for a single accessory building is 67 sq. m (721 sq. ft.)
- Rear and side yard setbacks 1 m (3.3 ft.) however, no windows would be permitted where the setback is 1 m (3.3 ft.)
- Front yard setback 18 m (59 ft.)
Three on-site parking stalls required (two for main house and one for suite).
In all of the above cases, no building shall be permitted on or over a utility right-of-way or easement.
A suite cannot be located within 3 km of the Heavy Industrial Transition Overlay area and cannot be considered within Alberta's Heartland Area Structure Plan boundary.
A suite cannot be developed within the same house containing a group home, care centre, family care dwelling or bed and breakfast.
